The Pesce Network has reopened a longstanding Dunkin location in Lexington, Massachusetts, with a Jimmy John’s under the same roof, adding a sandwich operation to a familiar neighborhood address.

The August 18 reopening at 323 Marrett Road returned a location that first opened on September 29, 1970, according to co-owner Megan Pesce. She identified it as Dunkin’s 245th location and said it had closed under a previous franchisee. Pesce’s reopening announcement

Pesce called the reopening the network’s 64th Dunkin and sixth Jimmy John’s, compared with 10 locations when the group began in 2019. Her August 18 total of 70 counts brand operations separately, including those sharing this address.

An experienced operator adds a familiar pairing#

An August 17 Inspire Brands profile describes the complementary experience of owners Mark and Megan Pesce. Mark began working at his father’s Dunkin at age 14. Megan built an interior design business before bringing that experience to the restaurants. Inspire’s Pesce Network profile

That profile identified five Dunkin and Jimmy John’s combinations already within the network. Lexington extends a format the owners had operated elsewhere. The portfolio numbers describe the group’s scale, while the earlier combinations establish its experience with this particular pairing.

The same brands can share space in different ways#

Inspire had described a specific Dunkin and Jimmy John’s example at Georgia Tech in May 2024. Franchisee Chunara Group originally had space and plans for one brand. Working with Inspire’s development team, it fitted both into the original allocation. Inspire’s account of its development formats

At that Atlanta campus location, the brands shared a walk-in box, sinks, an office, preparation stations and storage. Inspire described preserving each brand’s ordering process and identity within its multi-brand approach. It also distinguished such shared interiors from separate restaurants occupying the same parcel.

That documented example shows where physical consolidation can occur. Lexington’s published accounts do not disclose a comparable equipment layout or staffing arrangement, so the Georgia Tech details cannot be treated as its floor plan.

Lexington’s preparation and delivery plans#

In original reporting published September 2, William Tang of the Lexington Observer identified the opening as Jimmy John’s first in Lexington. Megan Pesce described a dedicated trainer for new employees, including instruction on bread proofing and baking. Bread is baked every three to four hours and meats are sliced daily, she said. Pesce linked her design background to space planning and details such as Adirondack chairs. She also emphasized maintaining the food standards customers know from other Jimmy John’s locations. The account connects the physical refresh with the preparation work behind the added menu.

She told the Observer that the location planned its own delivery beyond DoorDash and expected customers to combine Dunkin Refreshers with sandwiches. Afternoon and evening food options were part of that appeal. No delivery launch date or sales result was disclosed.

The September report’s portfolio background listed five Jimmy John’s; the six-unit milestone above comes from Pesce’s dated reopening announcement. A grand-opening celebration with giveaways and coupons remained scheduled for September 12.
